JAMMU, AUGUST 06: The Jammu and Kashmir<\/a> Real Estate Regulatory Authority (JKRERA) conducted a comprehensive inspection of plotted colonies in Sehora village of Jammu West area and sought a detailed factual report along with the revenue record from the concerned Tehsildar.
\nThe inspection was aimed to verify whether the promoters\/ developers of the plotted colonies had registered their projects with RERA, as mandated by Section 3 of the Act.
\nThe team comprising of Chief Revenue Officer JKRERA, Sunil Gupta, Naib Tehsildar JKRERA Gias-ul-Din and JEs, Amit Verma and Sumit Sharma, also checked for any unauthorized constructions or deviations from approved plans and directed the developers to register their projects with RERA.
\nSatish Chandra, Chairperson JKRERA said that numerous colonies are sprouting up haphazardly without the requisite approvals from the competent authorities and most of these unauthorized colonies lack basic amenities like roads, electricity and water supply posing a significant threat to planned development.
\nIn order to prevent this and for development of colonies in a planned manner, registration with JKRERA is mandatory, he added.
\n\u201cWe urge developers and promoters to adhere to the regulatory framework and obtain necessary approvals before commencing projects, \u201che said, adding that JKRERA is committed to ensuring planned development and protecting the interests of homebuyers.
\nHe said that non \u2013registration of the project with JKRERA would invite penalty which may extend up to ten percent of the estimated cost of the real estate project and if the promoter or builder continues to violate the provisions of the Act and does not register the project with RERA, he would be punishable with imprisonment for a term which may extend up to three years or with fine which may extend up to a further ten percent of the estimated cost of the real estate project, or with both.
